Hi:

My name is Neal VanDeRee. I own and operate the Van De Ree Auction Company which is located at 710 Laguna Drive, Venice, Florida (34285).  My company specializes in the sale of Real Estate by auction.

We have closed 92% of the properties that we auctioned last year.  We are a full service auction company.  We do not conduct conventional sales of real estate.  The only way we sell is by auction, and it is our opinion that rather than becoming more diverse, it is more important to focus on one thing...and that is the auction method of marketing real estate.

A minimum Bid auction is one in which there is an amount that must be reached in order for the property to be sold.  This amount can be published or non published, though usually we recommend not publishing it.

An auction that is subject to the owner's confirmation is one in which you, the owner may accept or reject what ever amount is tendered at the auction.

Both of the above auctions are auctions with reserve.

An absolute auction is one in which the property being sold has no minimum or reserve, and is sold to the highest bidder regardless of the price bid.

We conduct both the Absolute auctions and auctions that are subject to your right to accept or reject the high bid.  If you set a minimum for example of $400,000 and the bid price was $345,000, you could accept or reject that bid at that time.  If the bid goes at or over $400,000 then your property sells automaticaly, and the auction becomes absolute at that point.
 

We will handle all of the details in the time between the auction and closing to insure that the property closes on time and without any difficulties.  Keep in mind that the buyer will pay for title insurance, documentary stamps, and all other costs related to the  closing of the property.  Our award winning in house marketing company will create distinctive color brochures and place ads for you.
 

We are licensed by the State of Florida (and other states) to auction personal property as well as licensed to sell real estate.  We are insured and bonded as well.  We have been in the auction business longer than any other company on Florida's  Gulf Coast.

My father handed the gavel over to me in 1985.  My dad George has been selling by auction since 1934.  I am proud to have grown up in this business, having worked in this field all of my life.  I am a CAI graduate from Indiana University and my bachelors degree is in speech communications from the University of Florida.  I have attended Law School at the University of Miami, but I am not an attorney.  We have conducted auctions in many of the states around the country as well as internationally, but our focus is on selling real estate in Florida.
